Main Floor Restaurant Space

Charles Street Reserve is an adaptive re-use project of a real building located in Baltimore, MD. The existing building is a three-story restaurant with one apartment unit on the top floor. Our re-use plan looked at how the existing space could be converted into a robust mixed-use space. 
The ground floor space developed into a high-end restaurant on the left and a bright café space on the right. In order to accommodate code standards, the two share food preparation facilities. The second floor was divided into two office units. Above the restaurant is an architect’s office with a large curtain window overlooking the floor of the dining room. Opposite is an office space for a lawyer or accountant. The upper two floors contain three apartment units, each with one bedroom. Access to the upper levels involved developing an outdated fire escape into a focal point outdoor staircase. This was designed with garden and resting spaces throughout, encouraging residents to take advantage of an urban outdoor space.
